The General Superintendent is responsible for and will take ownership for the timely completion of the project and ensuring that the project is constructed in strict accordance with plans, specifications, codes and budgets. The General Superintendent directs all phases of a construction project from pre-construction activities through closeout. He/she has ultimate responsibility to manage all project delivery protocol.

Operational Execution (Perform Work)
Assigns Superintendents and assist in designating Foremen for all projects; evaluating for experience, training opportunities and team effectiveness.
Assists Superintendents and Project Managers with the establishment of project goals and projections consistent with and conducive to the project schedule; monitors and adjusts field activities to achieve on time performance
Lead Project Managers, Superintendents and Account Managers in preparing detailed schedule and maintaining schedule throughout the project
Performs final review with Project Manager of project buyout and contracts for subcontractors and material vendors prior to the start of the job
Maintains exceptional knowledge of general construction with a good understanding of civil, architectural, structural, mechanical, electrical, plumbing and technology
Exhibit thorough knowledge of contract documents, project requirements and third party agreements including subcontractors, vendor agreements and temporary manpower contracts applicable to each project
Maintains current knowledge of local labor ratio specifications and researches licensing requirements and labor availability
Conducts site inspections at critical phases, evaluating and adjusting for safety, schedule completion, quality and workmanship, and financial performance
Reviews all project documentation and reporting for specific compliance and performance relating to daily logs and weekly and look ahead planners.
P&L – Financial Analysis – (Measure/Report Work)
Monitors production, resource utilization and job cost variances from estimated and projected costs to maintain profit margins on projects; makes adjustments in labor mix as necessary
Assures a positive cash flow by leading processes for timely and aggressive invoicing, retention reduction and payment, and that accounts payables are within terms set in the contract or by the customer
Prepares monthly project reports, capturing trends, deficits and improvements and presents to Director of Projects. Assures project teams are prepared for job cost meetings. Facilitates monthly forecasting and huddling
Assists V.P. of Operations and Director of Projects in implementing department budgets, strategies and initiatives
Process, Team and Departmental Development – (Improve Work) – Continuous Improvement
Builds and organizes functioning teams, determines number of team members needed; communicates with Director of Projects regarding staffing needs and assists in staffing process to include reviewing resumes, interviewing and selecting candidates
Establishes, leads and maintains effective communication within the department, with other departments and all internal and external customers
Oversees, identifies and manages performance by all team members, providing any support and assistance as necessary including actively participating in on-boarding and training new team members (e.g. Superintendents, Project Managers, Foremen, and Journeymen)
Coordinates with Project Managers, Superintendents and Foremen to resolve unsatisfactory team member performance and behavior issues
Leads annual performance appraisal process for all project team members, working with Superintendents to gain a comprehensive view of all field team members; recommends compensation and promotion opportunities to the Director of Projects for approval
Maintains familiarity with all policies, processes and standards as related to this position
Recommends to Director of Projects and upon approval implements operational changes based on historical job performance to eliminate repeat shortfalls AMR, BD – (Get Work)
Assist in estimating department with pre-bid planning and field experience related to upcoming projects as requested
Assists in the development of and maintains relationships with customers, assist with AMR
Identify new work opportunities for all areas of our business
WHAT YOU’LL BRING TO THE TABLE:
High level knowledge of our trade – 10-15 years of experience
Journeyman license or equivalent degree or experience level
Must have strong organizational skills in order to handle the variety of tasks assigned
Must develop positive working relationships with owners and project engineers as well as local government offices
Must be able to effectively communicate verbally with team members, external vendors, owners and general contractors
